60–90 days out: get your financing straight first

Before you tour a single home, get pre-approved. A VA pre-approval tells you your real budget and makes your offer credible the moment you find the right place. Start gathering your COE (Certificate of Eligibility), your most recent LES, and your orders. 45–60 days out: learn the map around base

Under contract: protect your timeline

Once you're under contract, the clock starts on inspections, the VA appraisal, and your loan. The single biggest thing that derails a PCS purchase is a slow response to a lender or inspector request during a move. Stay reachable, and lean on your agent to track every deadline so nothing slips while you're packing out.
