Nevada County · Relocation Guide
An honest local's guide to relocating in the rolling oak country west of Grass Valley, around 1,600 feet — commute, lifestyle, neighborhoods, schools, what homes cost, and what to know before you go.
Penn Valley is where the foothills open into space — rolling oak country along the Highway 20 corridor, historically ranch and grazing land, now a mix of acreage, horse property, and the gated lake-and-golf community of Lake Wildwood. It's a little lower and a little warmer than Grass Valley, with the South Yuba River and the historic Bridgeport Covered Bridge just up the road. (It's also home to Farris's brokerage office.)
People move here for elbow room — land for animals, a shop, or a garden — while staying about fifteen minutes from Grass Valley's services and within reach of the Yuba-Sutter area to the west. It's a quieter, more rural choice than the towns to the east.
Horse property, parcels with room for a shop or garden, and rural homes are the norm rather than the exception.

Western Gateway Park's trails and fields plus the South Yuba and Bridgeport Covered Bridge are all close.
