Sacramento, California Real Estate — May 2026

California's capital city, from the historic midtown grid and Land Park bungalows to the rivers and newer Natomas neighborhoods — here's how the Sacramento market is moving.

About the Sacramento market

Sacramento is California's capital and the heart of the region, set where the Sacramento and American Rivers meet. Its central grid — downtown and midtown — is known for tree-lined streets, Victorians, and Craftsman bungalows, while established neighborhoods like Land Park, East Sacramento, and Curtis Park carry some of the city's most sought-after character homes.

Beyond the core, the city spreads into the Pocket-Greenhaven along the river, the newer Natomas neighborhoods to the north, and a broad mix of mid-century and contemporary subdivisions. That range gives Sacramento some of the widest spread of home styles and price points in the region.

Sacramento spans a very wide range — historic grid and East Sacramento homes price above the city norm, while many outer neighborhoods offer more moderate entry points. For an address-level read on a specific Sacramento home, request a free home value report.

Conditions still favor sellers — inventory is tight and homes are moving relatively quickly. Well-priced, move-in-ready homes can still draw competition, so buyers benefit from being pre-approved and ready to act.

Discover Sacramento

Sacramento is one of California's founding cities. It grew from John Sutter's New Helvetia and Sutter's Fort (1839) into a Gold Rush boomtown at the head of river navigation, and in 1854 it became the permanent state capital. The city was the western terminus of the Pony Express and the launch point of the first Transcontinental Railroad, built by the Central Pacific's 'Big Four.' That legacy survives in the preserved Old Sacramento waterfront, the State Capitol, Sutter's Fort, and the Tower Bridge over the river — and the city now calls itself America's Farm-to-Fork Capital.
